Management

At Tapton Estates we are dedicated 100% to property management and letting, we do not sell homes or commercial properties, so you know when it comes to your home letting it is our top priority.

Upon your instructions to let and manage the property we undertake to:
  • Take full details of the property and endeavour to let same to achieve the most competitive rental for similar accommodation in the area.
  • Provide an Assured Shorthold Tenancy contract for you to obtain your Solicitor/ Building society approval.
  • Provide a free first only advertisement in our window and on our web sites plus a ‘To Let’ board, if required, to endeavour to secure suitable tenants.
  • No let, No charge. If Tapton Estates fail to let your property there will be no charge but if Landlord withdraws the property a £50 fee will be levied.
  • We will prepare the tenancy agreement in accordance with your instructions, at no extra cost.
  • We will request a guarantor and or references from all tenants.
  • Obtain and give to The Deposit Protection Service a security deposit from the tenants against dilapidations.
  • Prepare an Inventory / Statement of the condition of the property.
  • Make an obligatory condition of the Agreement that the tenant(s) be responsible for all outgoings in respect of council tax and utility services.
  • Collect rents and account to you on a monthly / quarterly basis, making deductions where necessary for any expenses incurred for remedial works.
  • Receive in and organise any repairs, upgrades or replacements as required, pay the contractor and deduct the monies from your next statement.
  • Inspect the property to ensure that the tenants are abiding by the terms and conditions of the tenancy agreement.
  • At the end of the tenancy make a final inspection for dilapidations (fair wear and tear accepted), and request from the DPS any deductions we feel necessary for such dilapidations.
  • If it is your intention to reside abroad, we will need a completed FICO form.
